East End · Scenic 30A
Rosemary Beach
Cobblestone streets, European romance, and one of the most private stretches of sand on 30A.
The East End of 30A
A little piece of Europe on the Gulf
At the eastern edge of 30A, Rosemary Beach feels transported from a Dutch or French village — narrow cobblestone streets, hidden courtyards, wrought-iron balconies, and buildings that lean close overhead. It was designed to be lived in on foot: you park once and explore by bike or by boardwalk. The architecture is unmistakable, the landscaping is meticulous, and the beach — reached by a series of private boardwalks — is among the quietest on 30A.
The Town
Built to be walked
Rosemary’s town center comes alive at dusk — string-lit courtyards, rooftop bars, boutiques, and restaurants like Cowgirl Kitchen, all anchored by the landmark Pearl Hotel overlooking the Gulf. Homes range from tucked-away carriage houses to Gulf-front estates, and nearly all are steps from a green, a pool, or a boardwalk to the sand.
Beach Access
Ten boardwalks — and where to go if you’re visiting
Staying in Rosemary?
Ten community boardwalks cross the dunes to the sand — the second-most of any community on 30A.For owners and registered guests only — not open to the public.
And along all 26 miles of South Walton, everyone is free to walk the wet sand.

The State of Rosemary Beach · Q2 2026
A rarefied market built on scarcity
Rosemary Beach trades on something you can’t manufacture: a fully built-out, walkable town with European bones and only so many front doors. It is a boutique, top-of-the-market corner of 30A, where a handful of sales set the tone in any given season.

Where We’ve Been
A full year of sales in Rosemary Beach
Rosemary Beach follows a distinct seasonal rhythm — the market comes alive from autumn into early spring, then eases into a quieter summer. In a town this small that cadence matters: a single exceptional sale can move the median, so we read the trend across quarters rather than week to week.
