Nice dogs, strange people
Grayton Beach is the oldest town on 30A, and proudly the least polished. Its unofficial motto — “Nice Dogs, Strange People” — says it all: this is barefoot, artsy, old-Florida 30A, where sandy streets wind past weathered cottages, the Red Bar anchors the town, and Western Lake — a rare coastal dune lake — spills out to the Gulf. It’s laid-back, a little wild, and beloved for exactly that.
The Town
Where the beach belongs to everyone
Grayton is one of the few places on 30A where the sand is genuinely public. The state park protects some of the most pristine, undeveloped dunes in Florida, and the town’s public accesses — including the old drive-on beach — mean you don’t have to own here to enjoy it. Homes range from historic cottages to Gulf-front showplaces, many just steps from the water.
Beach Access
One of the few truly public beaches on 30A
Unlike the deeded communities to the east, Grayton’s beach belongs to everyone. Grayton Beach State Park protects miles of undeveloped dunes just west of town (entry fee; no beach fires). In town, Walton County opened the brand-new Bets “Beachmama” Haynes Regional Beach Access at 44 Hotz Ave in 2026 — a beachfront facility with restrooms, rinse showers, a 360° observation deck, and a boardwalk to the sand — reached by the free Grayton Express tram from the County Road 283 Park & Ride. It’s about as easy as beach access gets on 30A. And remember: the wet sand along all 26 miles of South Walton is always open to everyone.

Grayton Beach is where 30A began — the corridor’s oldest, funkiest, most fiercely local community, where the town motto is “Nice Dogs, Strange People” and no two houses look alike. Bordered by Western Lake and the state park that shares its name (routinely ranked among America’s best beaches), it’s a small, tightly held, almost entirely single-family enclave. Few homes trade here in any given year, and those that do run from cottages set back in the dunes to Gulf-front estates — proof of just how varied, and how coveted, this one-of-a-kind town remains.
