Seaside

The town that started it all — pastel cottages, white pavilions, and the birthplace of New Urbanism on 30A.

The Heart of 30A

Where 30A began

Seaside is the town that made 30A famous. Founded in the early 1980s as one of the first New Urbanist communities in America, its pastel cottages, brick streets, and white beach pavilions set the template for everything that followed — you’ll recognize it instantly as “Seahaven” from The Truman Show. The town center hums with Modica Market, Bud & Alley’s, the Airstream food trucks, the Repertory Theatre, and the amphitheater. It’s walkable, joyful, and unmistakably original.

The Town

A town built around the beach

Everything in Seaside points to the Gulf. Nine white pavilions frame the dunes, the amphitheater lawn rolls toward the water, and the whole town is small enough to cross on foot or by bike. Cottages here are storied and tightly held — many have stayed in the same families for decades.

Beach Access

Nine pavilions — and the easiest access on 30A

Staying in Seaside?

Nine white pavilions frame the dunes, carrying the town’s owners and guests to the beach. For owners and registered guests only — not open to the public.

And along all 26 miles of South Walton, everyone is free to walk the wet sand.
