The Condominium Market
You are buying a building, not just a unit
This is the larger half of Panama City Beach by some distance, and it behaves nothing like the house market beside it. Almost every condominium here sits inside an association, which means the roof, the pool, the elevators, the insurance and the reserves are decisions somebody else makes and you help pay for. That is not a warning — it is the deal, and it is why a beachfront position costs what it does rather than what a private Gulf-front house would. The unit matters. The building matters more, and it is the part most buyers look at last.

What The Fee Buys
Read the association before you read the kitchen
Two units in the same tower with the same view can carry very different monthly costs, and the difference is almost never the finishes. It is the age of the building, what the reserves look like, whether a milestone inspection is due, and how much of the budget is insurance. We will pull the association documents on anything you are serious about and tell you plainly what we see. It is the least glamorous part of buying on this beach and it is the part that decides whether the number you were quoted is the number you live with.

The View
Most of them face water, and it is priced in
The great majority of condominiums here are on the water in some form, which is precisely why people buy them — and it means the view is not the differentiator you might expect it to be. What separates one from the next is floor, orientation and how direct the water actually is. A high floor facing dead-on Gulf is a different asset from a side-angle view six storeys up, and the listing photographs will do their best to make them look identical. Ask what floor, ask which way it faces, and go and stand on the balcony.

The Rental Question
Nearly all of them can be rented, whether or not you do
Short-term rental is allowed in almost every building on this beach, and that shapes what living there is like even if you never rent your own place. It means a property can carry a real part of its own cost. It also means the corridor is busy in July and quiet in January, and that the people beside you change most weeks. For a second home that pays its way, that is exactly the point. For a year-round front door, it is the thing to be honest with yourself about before you fall for a balcony.

The Panama City Beach condo market moves differently from the houses behind it, and the only way to see that is to watch it week by week. We have counted what is listed and what is under contract every Friday since June 2025. The gap between the two bars is the part worth watching.
Over the last twelve months the number of condos for sale in Panama City Beach fell 12%, and the number under contract rose 12%. A larger share of the inventory is now under contract than a year ago, which is the direction that favors sellers.
