The House Market

The smaller half, and the faster one

There are fewer houses than condominiums in Panama City Beach and they cost meaningfully more — but they also go under contract at a far higher rate relative to how many are available. The stock is newer than most people expect, the lots are real, and the majority are not on the Gulf at all. That last point is the one that surprises buyers: the beach-house market here is mostly a neighbourhood market a few minutes from the sand, not a row of Gulf-front mansions. It is where people actually live.

What Is Being Built

Newer than the beach it sits behind

A good share of the houses here went up in the last twenty years, and newer communities north of Front Beach Road keep adding to it. That has a practical consequence worth knowing: newer construction on this coast generally means current building code, which insurers price very differently from an older roof. Two similar-looking houses a mile apart can carry wind premiums that are not remotely similar. It is worth asking the age of the roof before you ask anything about the kitchen.

Neighbourhoods

Half of them come with an association too

People often assume the HOA question belongs to condominiums alone. About half the houses here sit in a community with one, and that is usually what pays for the pool, the gate and the pickleball courts people came for. The other half do not, and that suits somebody who would rather park a boat on their own drive without asking anybody. Neither is better. They are different products, and it is worth deciding which one you want before you start looking rather than after you have seen four of each.

Distance To The Sand

One block back changes the price, not the walk

Only a small share of houses here are on the Gulf, and the ones that are command what you would expect. What most buyers actually end up with — and are happier with — is a house a short walk or a two-minute drive from a public access, with a garage, a yard and room for people to stay. The sand is the same sand. The difference is a great deal of money and, in a storm year, a materially different insurance conversation.

Every Friday morning we count the houses for sale in Panama City Beach and the ones under contract. Nobody publishes this, because it cannot be recovered after the fact – once a week has passed, that week is gone. We started keeping it in June 2025, so there is a full year of it below.
