A large, newer neighborhood north of Highway 98

Watersound Origins is in Walton County, filed in the MLS under 30A East, north of Highway 98, and most homes carry an Inlet Beach or Watersound mailing address. It is one of the communities developed by The St. Joe Company, and it is newer than most of what is on 30A: about half of the homes that sold in the last twelve months were built in 2024 or later.

Listings describe amenities that include a community pool, tennis and pickleball courts, a playground and golf, and what a given home has depends on its phase, so ask. The neighborhood sits north of the highway, which means the Gulf is a short drive away rather than a walk.

What sold in the last twelve months

261 homes closed between October 2025 and September 2026, up from 153 the year before. The median sale was $950,000 and the average $1,171,692, with closings from $475,000 to $3,875,000. 33 two-bedrooms averaged $555,271, 84 three-bedrooms averaged $727,275, 109 four-bedrooms averaged $1,300,307, 30 five-bedrooms averaged $2,350,090 and five six-bedrooms averaged $2,832,067.

About three in four of those sales were detached homes (197) and the rest were attached (64), and 128 of the 261 were built in 2024 or later. That mix matters when you compare prices: a new four-bedroom and a resale from the first phases are not the same product, even on the same street.

What is for sale now

As of October 24, 2026 there are 80 listings: seven two-bedrooms from $532,987 to $699,990, 17 three-bedrooms from $520,000 to $1,699,990, 42 four-bedrooms from $759,000 to $3,795,000, 13 five-bedrooms from $1,324,900 to $4,675,000 and one six-bedroom at $3,150,000. Only one listing flags short-term rental as allowed, and that field is filled in by each listing agent, so confirm any rental rule in the recorded covenants instead of relying on a listing.

What to check before you buy

Ask which phase the home is in and read that phase's covenants. Ask for the association budget and what it covers, whether any club membership is required or optional and on what written terms, whether any resale or transfer fees apply and who collects them, and what the builder's warranty covers on a new home. Ask what is planned on the land around the neighborhood and where the county approvals are posted; our guide to who owns the land and what is planned in Bay and Walton counties lays out what has been approved and what has not. We can pull the recorded documents for a specific lot before you write an offer.
