Sunbird is two towers at 9850 South Thomas Drive, on the stretch the MLS calls Beach – South of Grand Lagoon. Every one of the units currently for sale is a one bedroom, one bath. That uniformity is unusual, and it is the practical reason the building suits a first purchase: there is no guessing whether your unit is the odd one out, and every comparable sale is genuinely comparable.
Asking prices here run from about $260,000 to $375,000, averaging near $315,000. Top of the Gulf, minutes away, has units listed below $200,000, and across Bay County’s beach areas a one bedroom averages close to $318,000 — so Sunbird sits at the ordinary price for a one bedroom rather than below it. What it has that a cheaper building may not is a finished structural file.
In October 2024 Pendleton + Bowman, the firm that ran the restoration, wrote to the Bay County building official. Over 2022 to 2024 they led the restoration and structural work, reset and sealed every glass opening in both towers, and waterproofed the balconies, walkway decks and exterior walls. Their conclusion was that both Phase 1 and Phase 2 of the milestone inspection were complete and no additional work was required.
The Structural Integrity Reserve Study was finished the following month, with roughly $850,000 allocated across the reserve accounts, and the association was able to fund the reserves while reducing the following year’s assessments slightly. In Florida this matters more than almost anything else on a condominium’s balance sheet. Buildings that have not passed a milestone inspection or funded a reserve study are the ones that surprise their owners.
The fee is around $8,750 a year, billed quarterly — roughly 2.8% of a typical asking price. That is a real number and it deserves to be looked at rather than glossed over. It covers management, insurance, cable, the clubhouse and beach service. The association also earns a substantial income of its own from parking passes, wristbands, beach service and laundry, so owner assessments are not carrying the whole building. A fee that has already paid for the capital work is worth more than a lower one that has not.
Most of the units currently for sale permit short-term rental. What keeps occupancy steady on this stretch is the drive market — the hundred milers, as we call them: south Alabama and Georgia visitors who can come down for a weekend without booking a flight. They fill the shoulder seasons and winter weekends that a fly-in market leaves empty, which is why a Panama City Beach rental calendar looks different from a destination that depends on summer alone.
Ask for the current estoppel and the latest association budget. The documents described above are dated late 2024, so confirm where the roof and railing work finished, what the assessment position is today, and what the current budget looks like. If a unit is already in a rental program, read the management agreement before relying on any income figure in a listing.
