The biggest neighborhood in Walton County that is not on the beach
Hammock Bay is the master-planned community on Highway 20 in Freeport, and by sales volume it is the most active neighborhood in Walton County. The MLS files it under eleven names, because it is built in phases: Bird Song, Steamboat Landing, Firefly, Starburst, Symphony, Mill Cottages, Moonswept, the Trails, the Orchard, Brighton and Buxton's Mill. This page folds all of them together, because a buyer is choosing Hammock Bay first and a phase second.
We live in Freeport ourselves. The beach at Blue Mountain or Grayton is twenty to thirty minutes down Highway 331, depending on the season and the bridge, and that drive is the whole trade: a new house with a yard for the price of a two-bedroom condo on 30A.
What sold in the last twelve months
Two hundred eleven homes closed between October 2025 and September 2026, against 227 the year before. The median sale was $520,000 and the average $547,233, with closings from $275,000 to $1,655,413. Four-bedrooms are the center of the market: 113 of the 211, averaging $590,353. Sixty-one three-bedrooms averaged $417,982 and 36 five-bedrooms averaged $625,170.
Homes here sold for 97.1% of their original asking price after an average of 132 days from listing to closing. At $227 a square foot, Hammock Bay is roughly a third of the per-foot price of the 30A corridor. That is the number that explains why people who work on 30A live here.
What is for sale now
As of October 8, 2026 there are 96 homes and 14 homesites listed. Three-bedrooms ask $279,900 to $919,020, four-bedrooms $347,500 to $1,264,850 and five-bedrooms $444,900 to $1,595,000. Eighteen of the 96 homes are new construction. Homesites run $263,850 to $1,495,000, the top end on the water.
One number tells you what kind of neighborhood this is: of 110 listings, one says short-term rental is allowed. Hammock Bay is where people live, not where they rent.
What to check before you buy
Ask which phase the home is in and read that phase's covenants, because the rules differ. Ask for the current association budget and what the fee covers. On new construction, read the builder's warranty and ask who will be building on the lots around you and when. We can tell you which phases are finished and which are still being built out, because we drive past them every day.
