One resort, two kinds of condo, and the price gap is the point

Edgewater Beach Resort is the big one on Front Beach Road in the middle of Panama City Beach, with addresses at 11212, 11483 and 11619 Front Beach Road and 520 North Richard Jackson Boulevard. The MLS lists it under more than twenty spellings, but there are really two things for sale here: the Gulf-front towers, built in 1985, 1986 and 1990, and the Golf Villas spread around the course behind them, built between 1984 and 1996.

They are not the same purchase. Over the last twelve months the Golf Villas sold for an average of $240,386, with closings between $159,000 and $365,000. The towers sold for an average of $579,084, between $324,900 and $890,000. Same gate, same amenities, and one costs more than twice the other. When someone asks what an Edgewater condo costs, the honest answer is a question back: tower or villa?

What sold in the last twelve months

Sixty-nine units closed between October 2025 and September 2026, up from 52 the year before. The median sale was $280,000 and the average $338,133, because most of the volume is villas. Forty-eight of the 69 were Golf Villas and nineteen were tower units. By size, 22 one-bedrooms averaged $208,482, 37 two-bedrooms averaged $343,334, and ten three-bedrooms averaged $604,120.

Two numbers deserve a hard look. The average unit took 229 days from listing to closing, and sold for 87.1% of its original asking price. That is a slow, negotiated market. Sellers who price at what a neighbor asked a year ago tend to sit; buyers who are patient tend to be rewarded.

What is for sale now

As of October 8, 2026 there are 43 tower units listed, from $350,000 to $999,999, every one flagged Gulf-front, and 25 Golf Villas from $195,000 to $395,000. Nearly every listing in both groups says short-term rental is allowed.

What to check before you buy

The towers are thirty-five to forty years old, so ask for the milestone inspection report and the structural integrity reserve study for the specific building, and the current budget for the association that governs it. Edgewater has more than one association, and the villa associations are separate from the towers. If a unit is in a rental program, read the management agreement before relying on any income figure a listing mentions. We can pull the documents, and we will tell you plainly what is in them.
