East of Seaside · Scenic 30A
Seagrove Beach
Old Florida cottages, coastal dune lakes, and the stretch of 30A that was lived in long before it was designed.
The Heart of Scenic 30A
The part of 30A that grew instead of being planned
Seagrove Beach runs east from Seaside to Deer Lake State Park, south of US Highway 98. It is one of the oldest stretches of the corridor, and it shows in the best way: tree-lined streets, generous lots, and an architecture that is genuinely eclectic rather than approved by a committee. Where the New Urbanist towns on either side were drawn whole, Seagrove accumulated — cottage by cottage, decade by decade.
That history is why Seagrove offers something the master-planned towns cannot: range. A 1970s beach cottage a block off 30A and a new build in NatureWalk are both Seagrove, and so is a two-bedroom condo you can own for a fraction of either. It is also the largest community on the corridor by a wide margin, which means more comes up here in a month than comes up in Rosemary Beach in a year.
Old Seagrove
Quiet streets, and the lakes behind them
Eastern Lake is one of South Walton’s rare coastal dune lakes — a landform that exists in only a handful of places on earth — and several of Seagrove’s most established neighborhoods sit along it. The result is a community with two frontages: the Gulf on one side, and a quiet freshwater lake with its own light and its own wildlife on the other.
The Timpoochee Trail, 30A’s eighteen-mile paved bike path, runs the length of the corridor and connects Seagrove directly to Seaside, WaterSound and beyond. For most owners here, that path — not the highway — is how the neighborhood actually gets used.
Beach Access
Two regional accesses, and a lot of deeded corridors
Public access
Seagrove Regional Beach Access opened in 2026 and is the newest public access on the 30A corridor, near the heart of Seagrove. Santa Clara Regional Beach Access sits just east, with its own parking.Open to everyone, parking included.
Buying here?
Many Seagrove neighborhoods carry their own deeded beach corridor — a strip of land dedicated to that subdivision in the plat, for owners and their guests. Others carry nothing of the kind. The two look identical in a listing. We read the plat, not the remarks. Ask us before you fall for the photographs.
Beach access is the single most misrepresented feature on this coast. In Seagrove more than anywhere, it is worth getting in writing — and along all 26 miles of South Walton, everyone is free to walk the wet sand.
Inside Seagrove
The neighborhoods people mean
“Seagrove” covers dozens of separate subdivisions, and which one a home sits in decides its beach access, its rental rules and its price. These are the ones that come up most often.
The State of Seagrove Beach
The corridor’s deepest market
Seagrove trades more often than any other community on 30A, and across a wider price range — condos in the mid-hundreds through Gulf-front estates. That depth makes it the one stretch of the corridor where the median actually means something: it is drawn from hundreds of sales a year rather than a handful, so the trend below is signal rather than noise.

Where We’ve Been
A full year of sales in Seagrove Beach
Volume holds up through the year better here than in the boutique towns, because Seagrove sells to more than one kind of buyer at once. Watch the median against the count: when both move together it is the market; when the median jumps on thin volume, it is usually one Gulf-front sale doing the work.
