Niceville sells in 110 days at 96% of asking

That is the strongest combination of any market on this coast. Destin, twenty-five minutes south, averages 155 days at 90.9%. Miramar Beach outside the gate takes 314. Niceville sells faster and closer to the asking price than anywhere we cover.

The reason is straightforward: 650 homes sold here in the last twelve months and only 197 are listed today. That is roughly three and a half months of inventory. People are not buying Niceville for a week in July — they are buying it to live in, and there is not much of it available at any given moment.

What You Are Actually Buying

Established, not built last year

Only 19 of the 197 listings here are new construction. Most of Niceville was built decades ago and has the trees to show for it — mature streets, established yards, houses that have already settled. If you have been looking at the coast and finding everything either brand new or a rental, this reads very differently.

Bluewater Bay and Beyond

Golf, water, and a wide price range

Bluewater Bay is the name most people know — golf, a marina, and neighborhoods that run from modest to substantial. Deer Moss Creek is the newer end with 26 listings. Across the town, 33 properties are under $250,000 and 19 are over a million, with 30 of them on the water. There is more range here than the median suggests.

The Trade You Are Making

Twenty-five minutes, and $300 a square foot

Niceville sells at about $248 a square foot against roughly $545 on the coast. You are across the bay rather than on the Gulf, and Destin is a drive rather than a walk. For a household that is here every day rather than a few weeks a year, that trade is usually the right one — and the boat dock view above is of Destin, from this side.

This is not a rental market

Five of the 197 listings in Niceville permit short-term rental — about 3%. That is the point of the place rather than a shortcoming, but if weekly income is part of your plan you want Miramar Beach, Destin or the Panama City Beach buildings instead. Ask us and we will point you at the right one.
