Getting To The Sand
You never cross Front Beach Road
Parking is under the building. You come off Front Beach Road, into the garage, and you are already on the property — then straight through to the beach.
That sounds minor until you have done it the other way. A great many Panama City Beach condos park you across the road, which means every trip to the sand — with a cooler, with chairs, with children — involves crossing four lanes of holiday traffic. Ask anyone who has spent a week doing it.

The Pool Deck

The pool deck is on the fifth floor, not at ground level. You are above the dune line and above the road, with the Gulf in front of you rather than a parking lot and a fence.
It changes what the space is for. A ground-floor pool is somewhere the children swim. This one is somewhere you would actually sit.

The Thing Nobody Tells You
The bunk room here is an actual room
In most Panama City Beach condos a “bunk area” is a recess built into the hallway — bunks in an alcove with no door, open to the passageway.
At Sunrise Beach the one-bedroom units have a separate bunk room: its own door, its own walls, its own window. Whoever sleeps in it can shut the door and turn the light off. That makes a one-bedroom here live very close to a two-bedroom, which is a large part of why these units rent as well as they do.

The bunk room has no closet. Under the way bedrooms are counted, that means it cannot be called a bedroom — so these units are one-bedroom units, and that is how they should be advertised.
Some listings call them two-bedrooms anyway. If you are comparing Sunrise Beach against other buildings on price per bedroom, that mislabelling will quietly distort every comparison you make — and it can follow you into an appraisal.
We would rather tell you the room is excellent and that it does not count, than let you find out at the wrong moment. Ask us which listings have it right.

Four questions we would ask
1. Which floor, and which side? The building runs east–west along the beach. A west-facing balcony gets the sunset; an east-facing one gets the morning and stays cooler in the afternoon. On a rental, that changes the photographs people book from.
2. What did this unit actually earn last year? Not the projection — the figures. Ask for the owner statements. A building where every unit can rent is only worth what the units actually take.
3. What is the assessment position? Ask for the current budget, the reserve study and any assessment voted or discussed. On a 2005 gulf-front building this is the question that matters most, and it is the one people skip.
4. Is the bunk room being counted correctly? See above. If a listing shows two bedrooms, find out which room it means.
