Inside the Gate

Sandestin isn’t the same market as Miramar Beach

Sandestin has a Miramar Beach address, and people use the two names as though they meant the same thing. They don’t. The MLS itself draws the line — the sub-area next door is literally named “Miramar Beach south of 98, with exception of Sandestin Resort.”

Inside the gate you get 2,400 acres running from the Gulf to Choctawhatchee Bay: golf, tennis, the Village of Baytowne Wharf, a marina and private beach. You also get resort fees, an HOA with real authority, and a rental program most owners take part in. Whether that’s what you want is a genuine question with two right answers — but it changes the price, the rules, the running costs, and how long it takes to sell.

That gap runs both ways. If you’re selling inside Sandestin, you’re in the faster half of this market and should price accordingly. If you’re buying, it’s worth understanding why — a resort with a rental program, a recognizable name and a buyer pool that already knows what it’s buying moves quicker. That liquidity is part of what the HOA fee is paying for.

The Village of Baytowne Wharf

Somewhere to walk to

Baytowne sits on the bay side — a marina village of restaurants, shops and events, with a footbridge over the lake and boats moving all day. In the evening it’s where most of Sandestin ends up. It’s also the practical answer to July: being able to walk to dinner rather than move a car on 98 in season is worth more here than it sounds on paper, and it’s a large part of why the condos nearest the village hold their rental demand.

The Other End

Burnt Pine, and the range inside one gate

Burnt Pine is Sandestin’s private golf community, and the sixteen homes listed there today average just over $4 million. Villa Lago averages about $1.04 million. Grand Sandestin condos average around $363,000, and Elation about $312,000. All four are Sandestin — same gate, same beach, same address. Nowhere else on this coast puts that much range behind one entrance, which is why “we’re looking at Sandestin” is the start of a conversation rather than the end of one.

Before You Buy Here

Three questions worth asking early

What are the total monthly costs? HOA, resort fee, and any building assessment. On a $400,000 condo these aren’t a rounding error, and they vary considerably between buildings. What does the rental program require? 62% of what’s listed today permits short-term rental, but the terms differ — and so does what you can do with your own place in season. Is there an assessment coming? Older buildings on this coast periodically face significant repair work. It’s a fair question and a reputable seller will answer it.

If Sandestin isn’t quite it, the market immediately around it is worth a look — Miramar Beach outside the resort has 390 properties listed today and a slightly higher share allowing short-term rental, and Destin is eight miles west with 668.
