A tighter market, quietly gaining momentum

The Scenic 30A corridor spent the past year doing something subtle but important: inventory got leaner while buyers kept showing up. A year ago, homes lingered on the market for three months on average and only about one in eight listings was under contract at any given time. Today homes are going under contract faster, a larger share of the inventory is spoken for, and prices — especially this summer — are firming up. It’s not a frenzy. It’s a healthy, well-supplied market that has tipped gently back in the seller’s favor.

Where We’ve Been

A full year of sales along 30A

Over the last twelve months, more than 1,560 homes changed hands between Dune Allen and Inlet Beach. Sales followed the familiar 30A rhythm — a holiday-season push in December, a spring surge from March into summer — but the through-line is consistency: month after month of steady, dependable demand rather than boom-and-bust swings.

The 30A median has held in the $1.3M–$1.5M band all year, then pushed to $1.73M in July as premium summer inventory closed.

Why 30A Holds Its Value

Limited land, lasting demand

There is only so much 30A. Hemmed in by state forest, coastal dune lakes, and the Gulf, the corridor can’t sprawl its way to more inventory — and that scarcity is the quiet engine underneath every number on this page. When buyers compete for a fixed supply of walkable, beach-close homes, values tend to hold through the softer seasons and reward patience in the stronger ones.

We track 30A’s active and under-contract listings by hand every Friday, because that moment-in-time picture disappears the instant the MLS refreshes. As of July 31, 2026, roughly 1,010 homes are listed for sale and 180 are under contract — and the trend beneath those figures is the real story.

Homes are selling faster

Nothing captures the shift better than time on market. Last fall the typical 30A home took roughly three months to sell; this summer it’s closing in about six weeks. Faster sales, a shrinking cushion of inventory, and sellers still netting about 96% of their asking price all point the same direction.

Where We Think It’s Headed

Balanced, with the wind at sellers’ backs

Put the pieces together — inventory down about 27% year over year, a larger share of listings under contract, and days on market falling — and 30A is drifting from a buyer’s market toward the balanced middle, with gentle momentum on the seller’s side. We’d expect the usual autumn breather as the season winds down, but with land this scarce and demand this durable, well-priced homes should keep moving. For buyers, that argues for acting before the spring crowd returns; for sellers, for pricing sharply while attention is high. As always, the right move depends on your home, your street, and your timeline — and that’s a conversation, not a chart.
